Your guesthouse — in your smartphone

A mobile assistant for a guesthouse owner and their team: the booking calendar is always at hand, and AI takes over the routine.

Booking after a call in 1 tap*
Reports for any period
Works without internet
Guest base stays with you
Money and tax tracking
Quick sales
Inventory
Cross-booking with neighbours
Housekeeper pools

It cures the main headaches of small guesthouse owners. Swipe on — we will show you how.

* Recording the whole call requires root on the phone

A PMS that doesn't depend on the internet

Tired of shutdowns? Cloudflare keeps falling, the browser won't open? Here's a native, fully-offline app.

A mobile PMS that works without internet
The main database lives on your device — the server only relays changes between your devices
From 0 to 5,000 ₽/mo on Bronze to Adamantine; Meteoric is the corporate plan, from 28,000 ₽/mo

3/19

Works where others fall over

Offline-first architecture with P2P sync

Cloud PMS go dark when the network drops. Roomin keeps taking guests and payments
Devices sync directly over Wi-Fi (WebSocket), and outside the local network — through a relay server
Network is back — changes reconcile automatically via Last-Write-Wins (by edit timestamp)

4/19

More private than any cloud

On-device encryption, open backups

Database encrypted with AES-256 (SQLCipher), backups with AES-256-GCM — unreadable without the recovery key
On-device database encryption out of the box — even a stolen phone will not give away guest data
Open .pmsjson format — data moves easily into Excel or another system, zero vendor lock-in

5/19

AI without someone else's cloud

Vosk and a local model run right on the phone, Ollama on your network; the cloud only if you choose it

Call transcription with automatic booking creation from the conversation
Guest passport OCR — keep the model on your own hardware, nothing forced out to a third-party cloud
Voice commands plus an agentic UX: the AI creates bookings and computes prices for you

6/19

What no one else on the market has

An independent-neighbor network: bookings, staff, loyalty points

Cross-booking with neighbours: pass on a guest, earn a commission, settle up right in the app
A trusted-maid exchange — a private invite-only pool, no walk-in strangers
Guest loyalty program — built with a path toward cross-network points within the neighbor pool

7/19

Root unlocks the maximum

Without root everything works except recording the other side of a call

Full call recording needs root — with it the app opens up completely. Everything else works without it
No root? No problem: calendar, AI, reports, team sync and neighbours run on an ordinary phone
Is root part of your workflow? Then booking from a call hears both sides and works at full power

8/19

A phone call turns into a booking

On-device pipeline: record → transcribe → AI → confirm

A guest calls the front desk — RoominPMS records and transcribes on the fly
AI extracts name, dates and rate straight from the conversation
Enough details — a booking draft is ready: check it and save with one tap; not enough — the AI tells you what to ask the guest

* Recording both sides of the call requires root; a basic mode works WITHOUT root but only captures the admin's microphone

9/19

Devices talk directly, with no middleman

P2P network: WebSocket on the local network and torrent-style transfer of large databases

Front desk, manager and owner each work from their own tablet
If the main device goes offline, the others keep working, and the main role moves to another device in a couple of taps
The server handles sign-up, notifications and delivering changes to devices that were offline; it keeps a change cache but does not replace your database

10/19

Multiple properties under one team

A network of properties and staff, in sync within seconds

Mountain hostel, city apartments, beach guesthouse — one interface
Each property has its own team: reception, manager, housekeepers — permissions are granted precisely
The owner sees everything at once; any change shows up in seconds

11/19

Pricing smarter than the big systems

4 layers of rules vs 2-3 in the niche competitors

Global rate — the foundation for the whole property
Room type and policy — corporate clients, promos, long stays
Specific room — manual exceptions for the suite with the view

12/19

Compound taxes — tax on tax

Tax presets for Russia, the US, Japan and China — plus any taxes of your own

Each tax knows what base to apply to (via appliesTo)
Pricing breakdown — the full calculation JSON saved for audit
Show a guest where the 27 846 ₽ came from with one tap

13/19

Sysadmin — in a single button

Mikrotik CAPsMAN, captive portal, guest VLAN — in under a minute

No CLI, no RouterOS expert: SSID and Captive Portal go up from inside the app
Guest VLAN and a "who is online now" screen: room, guest, device
Captive Portal generated by AI — with the hotel's logo and house rules

14/19

Backups go where you want them

Backups to the device and a network drive — in a human-readable format

A local folder and an SMB/CIFS network drive work today; clouds (Google Drive, OneDrive, Dropbox, Yandex Disk and others) are being connected one by one
Manual export is plain JSON (.pmsjson) — opens in any editor
Migrate to Excel or another system — no extra fees, no pain

15/19

Who this is for

ICP: small format, shaky internet, privacy-minded operators

Hostels and B&Bs of 5–30 rooms, apartments and guesthouses, mini-hotels
Regions with unstable internet — Bali, CIS, Southeast Asia, eco-lodges
Operators who remember the Marriott leak and won't park guest PII in someone else's cloud

* Large hotel chains and resorts with SPA and F&B are not our format

16/19

We dropped pricing-psychology tricks

Set our own. The price is honest — no manipulation

No anchor trick: we don't slash a fake $300 to make $19 feel cheap
No decoy: Bronze isn't deliberately crippled to make you pay up for Steel
No fake urgency, no astroturfed reviews — hospitality is a small community, it sees through it

17/19

Must-have for a hotel — out of the box

The minimum without which a PMS isn't a PMS

Calendar, bookings, guests, documents, taxes, payments, reports — industry standard
Any currency, taxes of any country, seasonal rates and discounts — all calculated automatically
Quick sales from stock, inventory counts, housekeeping, staff payroll, PDF invoices, PIN and biometric login

18/19

The calendar — heart of the system

A room-by-date grid (the chessboard calendar) — the main screen for daily work

A room×date chessboard with occupancy colors and payment status on every stripe
Tap a bar — the booking card opens in one step
Global search at the top — guests, bookings, documents, invoices — one touch away

19/19

Want another feature?

We work with small businesses — feedback ships fast

From inside the app — "Message the developer" in a single tap: feature request or bug
Email — support@roominpms.com, we answer in English and Russian
Small team, short cycle: your feedback actually reaches a release instead of getting lost in a support queue
